Need a "Like Trade" or "Deferred Tax Exchange"?  IRS called them 1031 Exchanges; they explain:  "Generally, if you exchange business or investment property solely for business or investment property of a like-kind, no gain or loss is recognized under Internal Revenue Code Section 1031.  If, as part of the exchange, you also receive other (not like-kind) property or money, gain is recognized to the extent of the other property and money received, but a loss is not recognized." (IRS)  USA property owners enjoy this federally approved exchange rule but you need a qualified intermediary facilitator to handle the process for you (per IRS ruling, no self-help here).  The IRS has many steps that must be followed in order for an exchange to meet the IRS code 1031.   A provider is well worth the support.
